East Milton is the unincorporated area east and southeast of the City of Milton, spread along US 90 and State Road 87 down to Interstate 10. It counted 14,309 residents at the 2020 census, up about 29 percent from 2010, and Santa Rosa County adopted a dedicated East Milton Master Plan in February 2026 to manage how fast the area is growing. And roughly half of the single-family homes in Santa Rosa County are on septic systems, which affects where a condensate line can discharge and where a condenser pad can go without crowding a drain field.
Flooding here comes from the rivers rather than from the Gulf. Hurricane Sally pushed the Blackwater River into major flood stage in September 2020 and put water across roads in this area. For low-lying properties, an elevated equipment stand and a raised air handler are worth more than any coastal corrosion package.
