Mulat and Avalon are the communities south of Pace and Milton, strung along Avalon Boulevard between Escambia Bay and Interstate 10. Both are unincorporated, both carry a Milton 32583 mailing address, and locals often use Avalon Beach for the older platted neighborhood along the boulevard.
Avalon Boulevard serves communities that could not be more different from each other, and a single approach does not fit both.
Mulat is small and old, with roughly 117 homes on and around Mulatto Bayou. Lots are large, homes back onto the water, and about one in six is a manufactured home. This is the waterfront side of the area.
Avalon is a mid-century street grid being filled in house by house. The census counts 449 homes with a median build year of 1990, but roughly one in five of them went up in 2020 or later. That produces a street where a 1978 house sits next to a 2023 spec house, and where we might service thirty-five-year-old attic ductwork at one address and a first-out-of-warranty builder system at the next.
Wingate's Air Conditioning is a family- and veteran-owned AC company that has been licensed in Florida since 2000. Avalon Boulevard runs straight up to Highway 90 near our end of the county, so this is a quick run for our trucks, and no toll bridge in between.
This is the single most useful thing to understand about air conditioning in Mulat and Avalon. Homeowners here think of themselves as inland, and in most respects they are. The open Gulf is well to the south and there is no beach tourism here despite the Avalon Beach name.
But Escambia Bay is a genuine saltwater estuary, Mulatto Bayou is navigable to the Gulf, and Indian Bayou reaches inland to the boulevard itself. A condenser sitting on a bayou-front lot corrodes on a coastal schedule while a house a few miles north on higher ground does not. Aluminum fins pit, cabinet fasteners rust, and an uncoated coil can lose years off its life.
For waterfront and near-water homes we recommend coated coils, corrosion-resistant hardware, and regular freshwater rinses of the outdoor unit. For homes farther up the boulevard, that package is usually unnecessary. Same service area, two different specifications, and we would rather quote each address on what it actually needs.
Avalon and Mulat sit at roughly ten feet of elevation, and Avalon Boulevard is marked as an evacuation route on Santa Rosa County's official map. This community has been through it. Hurricane Ivan drove storm surge of roughly thirteen feet into Escambia Bay in September 2004 and took spans off the Interstate 10 bridge at this community's western edge. Hurricane Sally brought surge of five to seven feet above ground level along the Escambia and Santa Rosa bays in September 2020.
Outdoor equipment at this elevation deserves an elevated and properly secured pad, a disconnect mounted where water will not reach it, and a look after any storm that puts water in the yard. A condenser that has been submerged is not a unit you simply switch back on.
Not one occupied home in either Mulat or Avalon reports heating with natural gas. Every household in Mulat and nearly every household in Avalon heats with electricity. Across the wider Avalon and Mulat area, about 91 percent of homes run on electric heat.
So the conversation here is heat pumps, start to finish. That means auxiliary heat sized to actually carry the house on the coldest nights of the year, defrost controls that work, and a 240 volt circuit that is up to the job. A furnace tune-up pitch would be talking about equipment that mostly is not here.
Many properties in this area sit on septic with mature oaks and long driveways, particularly on the bayou side. Drain fields, root systems, and setbacks decide where a line set can be trenched, where a mini split condenser can land, and how a condensate line gets routed. We would rather walk the site and figure that out before quoting than discover it on installation day.
